John Mills & Associates (JMA) property inspections provide an experienced & professional review as to the condition of the subject property and identify any concerns that will require service-repair-replacement in the near future. The information provided will help our clients make an informed purchasing decision.
Inspection Standards
Inspections exceed the requirements of the “Alberta Home Inspection Regulations” the InterNACHI, CAHPI & ASHI Standards of Practice.
Reports
JMA provide a complete written & photographic report, depending on the property size, 50 pages long.
Including a “Summary Report” which is a precise list of items needing attention.
Reports are based on Canadian Codes and Standards and are specific to the inspected building, detailing, in easy to understand language with assessments and recommendations of each reported topic.
JMA reports are not a “check list” franchise document.
JMA uses “state of the art” equipment for electrical, moisture and carbon monoxide testing.
How long will an inspection take?
In general an inspection takes three hours at the property & a number of hours (later) to prepare the inspection report. Items needing prompt attention can be reported immediately.
Completed reports will be available the next day.
Should the client be at the inspection?
We strongly recommend, to get a full understanding of the property, that the client attend the full or at least last hour of the inspection.
Standard Inspections take approximately three hours.
Can repair costs be deducted from the purchase price?
This will depend on the purchase offer and will require discussion with your real estate agent.
Repair and Service Costs
The “Alberta Home Inspection Regulations” does not allow licensed inspectors to provided repair or service costs.
